Hawarden Cooperative Association Board Board Guidelines on Rental Agreements 1. Transfer of occupancy rights for unit rentals is subject to approval by the Association Board, pursuant to Article 9, section 2 of the Hawarden Cooperative Association By-Laws. The Board has a responsibility to treat all members fairly and equitably, as well as to protect the Cooperative's credit rating and financial health. 2. The purpose of this document is to articulate guidelines the Board uses in giving permission for owners to transfer occupancy rights to renters. 3. No more than 20% of the units can be rented at any given time. No stockholder shall rent more than one unit at a time. A stockholder may rent a unit only after she or he has occupied that unit as a primary residence at least two years. Rental periods shall not exceed in aggregate three years per stockholder per unit. 4. House Rule #11 provides for a fine of $250 per month for any owner who rents without Board approval. 5. The three year aggregate limit periods stated in para. 3 above shall become effective for current arrangements on the first of September, 1998. Approved July 13, 1998 | ||
