Hawarden Rules and Regulations on Renovation and Remodeling ProjectsAffirmed by the Hawarden Executive Board January 13, 2004 1) Architectural plans regarding any structural, electrical and plumbing changes must be submitted to the Board for review and approval. 2) A copy of each permit required by law must be provided to the Board and posted as required by law. 3) Prior to approval of the architectural plans for renovation, the contractor may remove old appliances, fixtures, cupboards and non structural elements. Debris should be removed through the basement and back door whenever possible to avoid damage to the first floor and the front door. 4) The Board requires a copy of the agreement between the owner and contractor that outlines the time frame for completion of the renovation project. 5) Unit owners are liable for any damage to the building caused by a contractor. An $800.00 deposit is required from the owner prior to the start of work to cover possible damage to the common areas. 6) Keys to the building and unit may be provided to the contractor at the owner's expense. The cost is $25 for the first two keys and $50 for each additional key. The owner is responsible for ensuring that any keys are returned upon completion of the project. 7) The Board must receive 48 hours notice before the start of renovation work in the building. Notice via email is acceptable. The Board is responsible for informing other members. 8) Doors to the Building may not be propped open or left unattended. 9) With advance notice to the Board and so that access can be provided, the contractor may have admission to the basement to access the electrical breakers, water and gas shut offs. 11) 48 hours advance notice to the members is required for water, gas and electric shutoff. Notice is the responsibility of the member requiring the shut off and can be accomplished via email and notices under the door of the affected units. 12) Replacement of windows is at the owner's expense. The Board cannot guarantee that the owner will be reimbursed or otherwise credited for replacement costs when the building-wide replacement takes place. Further, the Board reserves the right, for structural or aesthetic reasons, to replace the windows when the entire building windows are replaced. 13) Renovation should be scheduled to minimize disruption to the other members. The Board encourages that work take place between 7:00 a.m. to 7:00 p.m., Monday through Friday. 14) Members are required to advise their contractors, renters, house-sitters and guests that any and all exterior door must not be left open and unattended. If a member, their contractor, renter, house-sitter or guest is found to have been responsible for leaving an exterior door propped and unattended the following penalties will be levied against the member: First Offence: The BOD will issue a warning to the member and ask that the door never be left open and unattended.
