House Rules

1. It is the duty of each occupant to respect the comfort and peace of mind of his or her neighbors and to see that no unnecessary or unusual noise disturbs any other resident.

2. No dogs are allowed.

3. Trash must be sorted for recycling. Non-recyclables are to be bagged and placed in the hallway outside the apartment before 12:00 pm on Monday and Friday. Recyclables are to be sorted and put out with trash No trash is to be placed in the hallway on any other day but may be taken to the dumpster behind the building. Request keys for the dumpster should be made to the Board. One set is provided to each unit.

4. It is the owner's responsibility to discard all old furniture and household goods. No articles are to be left in public spaces, hallways, or the basement. Any articles left in public spaces will be discarded on a monthly basis, unless the Board is notified beforehand.

5. When moving in our out, the Board must be notified in advance and a fee paid to the Management Company.

6. No occupant or guest can loiter on the front steps of the building, the balconies, fire escapes, or roof.

7. It is the responsibility of each occupant to secure the front door at all times. No one is to be admitted except by buzzing an apartment. The door is not to be left open unattended.

8. Each occupant must be mindful of neighbors. Music, visitors and noise must not disrupt the quiet and tranquility of the building. Quiet time shall begin at 10:00 p.m. on weeknights and at 1:00 a.m. on Friday and Saturday nights.

9. No signs can be posted on the front door, the walls, or in the yard.

10. Each storage unit must be clearly identified by unit numbers. Unless a key is provided to the Board for emergency use, any emergency entry fees will be the responsibility of the owner. Maintenance and upkeep of storage areas are the owner's responsibility. All storage areas are to be kept clean and free of combustible materials.

11. All renter(s) must receive prior approval from the Board of Directors. If an owner rents a unit without receiving prior approval of the renters(s), the owner will be fined $250.00 per month until the renter(s) is approved by the Board.

12. According to the Cooperative Collection Policy, the cooperative fee is due by the first of each month and payable in full. If the monthly payment is not received prior to the 15th, a late fee of $45 per month will be charged. In addition a simple monthly interest rate of 19.99% will be applied to the total delinquent amount due starting on the 15th of each month until payment is made in full.* Unless special repayment is arranged and approved by the Board, collection procedures will be initiated for payments delinquent by 60 days.

13. Each unit owner is responsible for the conduct of her/his tenant(s) and guest(s) in the building. Every tenant and/or guest(s) is subject to the House Rules.

14. Any construction or renovation plans must be submitted with the required work permits to the Board for approval prior to the commencement of any work.

15. A deposit of $800 to cover additional trash removal and special cleaning of common areas will be required from owners prior to renovation work commencement, to be administered by the management company.

Enforcement. Violations of the House Rules are liable to penalties. The first offense will result in a warning to the owner. A second violation of the same offense will result in a $50 fine to the owner. The fine for each subsequent offense is $75, and may result in termination of membership or occupancy rights. An owner has the right to appeal a fine to the Board of Directors within forty-five days of receipt of the written notification from the Board.

The Board of Directors is scheduled to meet on the second Tuesday of each month at 7:30 p.m. in a place to be determined by the Board each month. Meetings are open to all association members.
